This 2023 brand-new 232sqft Tiny House sits on a 29ft JAMC 1998 Gooseneck trailer. The time and effort put into building this rail car-style home show in its attention to detail, custom built-ins and unique layout.

 

Built with the intention of being hauled to a permanent site, there are no travel tanks for holding water, and the conventional bathroom and kitchen amenities make it not ideal for constant movement. The best spot for this home would be a Mobile Home park or a foundation on a plot of land.

 

The house is attached to the trailer using large bolts that are detachable, which allows for versatility. Disconnecting the bolts and using a crane to lift the home onto a foundation leaves freedom to make this home permanent and use the trailer for other farming and transporting needs. This trailer has a holding capacity of 14,000 pounds.

 

The exterior is where the richness begins, with mineral surfaced self-adhesive rolled roofing, a barrel-vaulted roof, metal fascia and mahogany board soffits. White cedar shingles finished with two coats of protective semi-transparent “Tugboat” warm grey stain create a strong exterior shell. Hand-painted pin striping and it’s birth name “Road Boss” give it a strong personality and style.

 

Its insulation leaves it feeling cool in the summer and tight and warm in the winter. The floor has 5.5 inches of rigid foam deck insulation as well as a painted and sealed subfloor, making it move-in ready, but there is still room to put LVP or hardwood flooring. The walls have a level of R-13 for insulation, as well as the ceiling with R-19. There are also vented eaves that allow for movement of air throughout the home, sealed with insect screens.

 

The barrel-vaulted ceiling, vertical tongue and groove bead board and continuous chair rail bring the eye up to paint a large and long picture for a big-feel living area. There are five screened Andersen awning windows, four of which are 31×21 and an additional smaller window which is 20×20, all bringing in natural light.

 

Three adapter-connected black Hamilton Beach sconces light up the space further, as well as a white sconce in the kitchen that has a switch on the mounting base. The electrical box and breaker panel are located behind the storage bench area, housing four different lines: all of the sconces are on one line, all of the outlets on the second, the water heater on the third and the refrigerator on the fourth. Connection to a generator or electrical service is available under the gooseneck. Electrical was installed by the builder and has been approved by two electrical professionals.

 

The plumbing was installed by Wildcat Plumbing in Stoughton, MA, with verifying paperwork and functionality testing. There is a ventilation pipe to help direct off gas out of the back, which can be seen from the rear photographs.

* Fit with a 6-gal water heater. It is connected to both the kitchen sink and the shower, with the grey water having an exit through the floor of the back end of the home. A copper water connection also lines up next to the grey water exit, making it easy to hook up to a hose or water source. The water heater is concealed with a panel under the kitchen counter. The shelf that the refrigerator sits on is removable for access to the water heater or pipes if needed. There is a video available on request that shows how this area is put together and breaks down.

* Includes a 4.5 cu. ft. refrigerator: standing a total height of 75.25 in. from the floor, and with a width of 18 in. and depth of 18.5 in.

 

Bathroom area:

* Includes a sliding pocket door with black locking hardware that separates the space from the kitchen.
